Cover letter NO NO’s for Construction workers

Posted on: November 10th, 2011 by admin

When applying to any type of Construction Job, there are several things you should make sure you DO NOT do. Do not…….

Make it too short. By pulling out the most relevant skills and abilities to the job, you can then elaborate and extend information on these. You want to show them you are capable of doing the job and have the skills and experience to be able to perform what they need.

Make it too long. Do not waffle and put irrelevant skills, hobbies, and interests in, as this will not get you the job. Keep it short and too the point about any construction skills and experience you have. Keep it to one A4 page.

Mass-produce your cover letter. Not tailoring your cover letter to the role and company will provide you with many problems. They will spot it a mile off and your application will surely go in the bin. Customising the content to the construction job you are applying to will allow you to impress and interest the reader.

Use ‘I’. The cover letter is about the construction role you are going for and how you will suit it, not an invitation to talk just about yourself.

Regurgitate your CV. The reader will move onto your CV after your cover letter so it is not worth regurgitating it. You want to entice the reader to find out more about you and only pull out your most attractive selling points.

Have a weak first sentence. The first sentence is crucial and must grab the reader’s attention. E.g. write ‘I am applying for the quantity surveyor role you have advertised in xxx. It would match my excellent 5 years experience in the construction industry’.

Have an abrupt ending. Finish politely and let them know when you may be available for interview and that you look forward to hearing from them. Do not just finish it by ending a sentence.

So, by following these straightforward pointers in what to avoid when creating your cover letter, you will make sure you do not push the reader to throw your application away. The cover letter is the first thing the reader will see, so it is very important to make sure you get this right when applying for a new construction job.

Construction Contracts

Posted on: November 9th, 2011 by admin

Contracts are an essential part of the construction industry. Since construction is an index of any nation’s progress, it is necessary that every citizen must be equipped with knowledge of at least the basics of construction contracts.

A construction contract can be termed as an agreement entered into by two parties, under the terms of which one party agrees to perform a specific job, in this case a construction job, for which the other party agrees to pay. Construction contracts come with additional terms and conditions which form an integral part of the entire contract.

For a construction contract to be deemed competent, both the parties must be legally capable of playing their part in right earnest. Another important aspect of construction contracts is to clearly define the subject matter of the contract, while entering into the agreement. A construction contract should have a proper proposal from one party and its unqualified acceptance by the other party.

Whenever a party fails to perform its duties according to the interpretations of the same in the contract, they are said to have breached the contract. However, not every failure can be termed a breach legally, as parties can always find an excuse for not performing a specific job assigned to them under the agreement.

Construction contracts can be terminated due to many reasons. The entire construction process may have been over to the complete satisfaction of both parties, for example. Or there could have been a breach of contract by one party, citing which the other party could be released from the contractual obligations. Both the parties can even mutually agree to terminate the contract. Sometimes unforeseen circumstances, beyond the control of either party, can lead to the termination of the contract. There are several types of construction contracts, which could be entered into by parties like lump sum contract, unit piece contract, percentage rate contract or target cost contract, to mention only a few. One can get extensive information on construction contracts by visiting online resources dedicated to the subject.

Product Management Vs. Project Management

Posted on: November 7th, 2011 by admin

If you want to be a bad product manager, confuse product management with project management. The words are so close because the two concepts are so similar. Product managers should manage projects since they need to ensure that the projects get done. They’re both management roles (right?) so the skills and experience are virtually the same. Project managers just get in the way and try to take control of the project away from the product manager.

If you want to be a good product manager, learn the difference between product management and project management. Despite the similar names, there are big differences between product management and project management. Confusing them is common, even among those experienced in product development.

Project managers are responsible for the successful delivery of a project — a one-time endeavor with a goal, scope, deadline, budget, and other constraints. A project manager will work to align resources, manage issues and risks, and basically coordinate all of the various elements necessary to complete the project. As they relate to products, projects can be undertaken to build a product, to add new features to a product, or create new versions or extensions of a product. When the project is complete, the project manager will usually move move to a new project, which may be related to a different product.

Product managers are responsible for the overall and ongoing success of a product. Once the project to build the product is complete and the project manager has moved on, the product manager remains to manage the product through the entire lifecycle. Other projects related to the product may be initiated, with the product manager being the one constant stream throughout, defining the project goals and guiding the team to accomplish the business objectives that have been defined.

One challenge of the two roles is that they can appear to be at odds with each other. A product manager may want to add a lot of features to meet observed customer needs, but the project manager may want to keep scope as small as possible so that the project is delivered on time and under budget. Traditional definitions (and probably those above, too) often mischaracterize the project manager as singularly focused on getting the project finished on time and under budget without any concern as to whether it meets the market or customer needs.

Good product managers and good project managers are able to create a balance of these conflicts. Good project managers know that the true success of a project is not whether it is on time and within budget, but whether it meets the defined goals and objectives. Good product managers know that all the features in the world will not matter if the project is continually delayed and never makes it to market or if it is too over budget to be completed.

Especially for web-based and technology products, the confusion between project and product management is common and potentially harmful to organizations who do not acknowledge the distinction. As Rob Grady writes in Are you a Web Project Manager or Web Product Manager? (Part I):

Today, as websites have become increasingly important in business, they are, unfortunately, still being managed as projects. This becomes a problem in meeting defined business objectives, prioritizing, having the right skills to manage what has now become a core business function. If the website has become or is a core business function there is a greater need than managing a project, it has become a product which will have a series of projects driven through business objectives.

There are some important points to keep in mind related to project management and product management:

Just like every product needs a product manager, every project needs a project manager.

Just because product managers think they can manage their own projects does not mean they should.

The skills, talents, and traits involved in project management are very different from those involved in product management.

Just like it is hard to find one single person who can fill the product management role and the product marketing role, it is hard to find one person who can be successful at both the product management and the project management role.

Project management is not a stepping stone to product management, nor vice versa.

Good project managers are just as valuable as good product managers.

Finding a good project manager to manage your projects will help you be an even better product manager.

The less time product managers spend on project management, the more time they will be able to spend on product management.

To avoid conflicts between product management and project management, product managers, project managers, and project teams should all agree on shared goals and objectives as much as possible.

Construction Job Market In 2007

Posted on: November 7th, 2011 by admin

Construction industry is related to the building and assembling of any structure on site. Many people think of construction as one thing, but it’s a series of tasks which combine to make one project. In a normal construction project, there is a project manager which oversees the specific operation, as well as subcontractors like painters and carpenters as well as internal employees. The whole operation is headed by someone titled the construction manager.

There are three main types of construction: building construction, residential construction, and heavy/highway construction. Building construction refers to adding another structure to real property. The majority of building construction is small projects like renovating or adding a room in an already existing house. These tend to be smaller projects than the other two. Residential construction refers to a private family finding construction companies to build their own house from the ground up or even building their own houses and subcontracting people to help out. Heavy/highway construction projects are usually the biggest and headed government agencies either at the local or national level.

Since it’s only been three months into the year, it’s safe to say that the job market of the construction industry has not experienced heavy fluctuations so far. However, residential construction has decreased after a boom that lasted about three years. In the duration of the past three years, it was popular for families to build a house after purchasing a piece of land. Other than regulations that must be followed in each specific state and district, each family has relative freedom in choosing many aspects of their new home. However, this didn’t last and in January experts came out with statements in January that residential construction job market was on the fall.

Non-residential markets, however, is on the rise. The job market is enjoying double digit growth and experts predict that this will last throughout the entirely of the year. However, a slowdown may occur as well due to project delays resulting from high materials prices and labor costs resulting from high demand, or if the economic outlook worsens. Gas and oil prices are directly correlated to the price of materials, many of them which are imported.

If you’re currently not involved in the construction market but has interested in getting started, then you should look into various areas connected to it like construction accounting, construction estimating, and project management. It’s important to know that there are various ways to obtain help, and those include not only people but construction estimating software. Both provide a great source of aid and can make every difference in the world.

Certifications For a Construction Company

Posted on: November 6th, 2011 by admin

A construction business needs to be properly certified in order to operate legally and successfully. Without certification, an individual or corporation will have limited opportunities for succeeding in the construction industry. Many clients are particular about the way the companies they deal with conduct their operations. The certification will assure them that the business is adhering to the highest standards.

There are several certifications that a company can apply for. The first of which is the registered retail merchant certificate that it can obtain from the Department of Revenue. In New Jersey, this is called the Business Registration Certificate, which a contractor will need in order to do business with the state and other public agencies. In Florida, the state does not require all construction work to be certified. Construction works that do not need certification include flooring, paint, window treatments, and countertops, among others. Certification for major construction work can be obtained by passing a state examination. Other states will have their own sets of rules and regulations regarding certification to do business in the construction industry.

Aside from the legal requirement to do business, there are other certifications that a construction company can apply for. The Leadership in Energy & Environmental Design (LEED) certification is one of them. A company with a LEED certification shows that its buildings have met the highest standards for sustainability. This is an advantage to the company especially when it deals with customers that are environmentally conscious. This shows the client that the construction firm adheres to the highest standards of promoting the environment’s sustainability.

Finally, a construction business can be more successful with an ISO 9001 certificate. This certificate tells clients that the company follows internationally approved standards for resource planning and project management. Moreover, an ISO certification means that the company is not only efficient but also has a risk mitigation plan.

The origins of traditional barns are in Europe, and they make their appearance in America with the first Europeans who came to this land. Changes had to be made in the construction of the traditional barns due to the change in climatic conditions, as well as the availability of the raw materials, and this led to the development of the American barns. The barns were usually made of lumber sawn from the timber on the land. In places were stones were available in plenty and cheaply, stone barns were also built. These early barns were mainly used for storing grains, harvested crops, and agricultural tools as well as for taking care of domestic animals. The upper portion of barns was used to store hay and grains.

In present times, the uses to which traditional barns are put have increased manifold. They are now being used for purposes as varied as for parking cars and other vehicles, storing tools, keep horses and for raising poultry for commercial purposes. Traditional barns can even be used as a dwelling place. A good kit makes the task of building a barn yourself very easy. Sometimes, barns are converted into industrial manufacturing segments which can accommodate both machines as well as men. The fumes emitted can be easily let out through ventilation. Modern barns also frequently use steel in its construction as opposed to mainly timber which was used in the construction of traditional barns. A kit sometimes even provides the material for building the barns.

Barns can be small, medium, or large according to your requirements and budget. They also come in a variety of designs and types too. Monitor barns with their raised loft walls and ceiling can be turned into great loft apartments, offices, or storage spaces. Gambrel barns provide the use of a large open usable space because of the design of its roof. Gable barns with their pointed roofs equal on both sides are simple but elegant. Industrial Fluorescent Lighting

Posted on: October 30th, 2011 by admin

Recent laws have been passed that require all incandescent lights to be replaced by 2010. Because of this, industrial fluorescent lights are going to play a major role in future lighting design for factories, warehouses, and office parks in need of new architectural area lighting systems. We strongly recommend that you urge your clients invest in new lights now in order to avoid possible part shortages that could impact those who wait until the last minute. RLLD Commercial Lighting understands that many of your clients may be reluctant to spend money during a recession. In reality, there is no better time than the present to propose to fluorescent light fixtures to clients whose genuine need and limited budget make them ideal candidates However, you can overcome their fears by showing your clients the many benefits that industrial fluorescent light fixtures bring to the table. Helping them understand how this evolving technology can actually help them recession-proof their businesses can function as a pivotal fulcrum that tips negotiations in your favor. Who wouldn’t want to invest in longer-lasting, energy efficient equipment whose reduced power consumption and lower maintenance cost will compound savings that pay back the value of the purchase order and potentially generates a revenue surplus? To help you show your clients this kind of savings/reinvestment potential, RLLD Commercial Lighting will provide you with a free photometric analysis of your client’s site. This schematic will itemize the exact number of industrial fluorescent light fixtures, their necessary CRI and LPW efficiencies, and point-by-point installment points so you can lay proof to your claims directly on the bidding table.

Industrial fluorescent lights last longer than other luminaires. Clients who enjoy wasting money on new equipment do not exist in our reality. People in our world buy things to last, and they expect their money’s worth anytime they spend it. Industrial fluorescent lighting will prove its value to these frugal clients the minute the lights power one. Clients will experience a light that is more comfortable to the eyes (generally industrial fluorescent lamps create significantly less glare), and lower electric bills. This is going to be a major turning point for contractors in cities such as Houston, TX. The city government here recently toughened up on LPW codes. In August, the new law mandates no more than.05 watt for ever lumen produced. With these changes on the near horizon, it is crucial for contractors in Houston and other similar major cities to propose lamps that will generate more light with less electricity. As a general rule, industrial fluorescent light fixtures feature a superb LPW and offer the additional benefit of cooler operating temperatures. For warehouses using currently using HID high bay and low bay lights, replacing existing fixtures with fluorescent industrial bay lights can lower the temperature within the building and generate further savings on HVAC cooling costs.

Fluorescent lights are found almost everywhere in the world of industry and distribution. Fluorescent industrial lights occupy the unique position of being some of the most diversified and versatile lighting sources in the world. You will find industrial fluorescent light sources in almost every indoor and outdoor lighting system. This is almost universally true in material handling, manufacturing, and shipping receiving companies who have to squeeze every penny on overhead to turn a profit. Because industrial fluorescent lights render color at only 8 points less than that of natural light, fluorescent low bays are an excellent line item to propose to any client that needs a better light source over an assembly line or work area characterized by highly detailed work or potentially dangerous tasks. For industrial site lighting, fluorescents perform competitively against a large percentage of HID area lights. In today’s energy and environmentally conscious marketplace, you see everything from industrial fluorescent bollards and decorative landscape lights to powerful fluorescent floodlights linked to motion detectors and advanced alarms. Warehouses commonly use industrial fluorescent wall packs for glare free, economic lighting around building perimeters and loading docks. Canopy lights with fluorescent lamps also serve as highly efficient and vandal-proof fixtures for industrial walkway lighting and parking garage lighting.

Fluorescent fixtures produce a higher quality of light than ever before. The stereotype of industrial fluorescent lights as headache generators have long since been overcome and disproven by newer, superior ballast technology that has made fluorescent light itself free of any flickering or yellowing effects such as those seen by their primitive forerunners of the past. Today’s fluorescents produce a comfortable, white, glare-free luminance that is easy on the eyes and fits hand in glove with glare and light pollution regulations. It is important to explain to your clients the differences between cheap, retail fluorescents that use inferior ballasts and specification grade industrial fluorescent fixtures. The all-American-made, specification quality fixtures that we supply to contractors feature the very best electronic ballasts in a variety of voltages engineered for superior electron flow, power management, exceptional CRI, and photometric delivery power. This represents the highest level of manufacturing and engineering quality in our industry; which is why so many general contractors and commercial builders rely upon RLLD Commercial as their exclusive vendor.

RLLD Commercial Lighting offers complimentary design services to all who purchase equipment. We have heavily invested in some of the world’s most advanced lighting design software so that you won’t have to. This software enables us to take basic raw data pertaining to your client’s facility, input that data into our system, and develop a point-by-point photometric schematic of an entire indoor and outdoor lighting design system. This schematic will fully address the many dynamics of LPW and light pollution requirements, your client’s budget, projected maintenance costs (if any), and lamp life requirements. For clients investing in industrial security lights, building lights, or sign lights, knowing the exact number and type of fluorescent fixtures necessary to fulfill luminance requirements can avert over purchasing and present a more streamlined proposal for you to bring to the table.

How and why would I deal with buying a land locked property, this would have to be the first question you would ask yourself if you have never dealt with land with no road or easement to it. The first thing we need to do is set up a scenario to work off of so lets use a land tract lets say twenty acres sitting behind a forty acre land tract.  I know this is hard to picture in your mind but let’s forget a minute about everything except there is no legal access to the twenty acres of land for sale in Louisiana.

Where do you start, let’s assume a few things in the closing process like you have negotiated a great sales price on the land because it has no road or legal access, also that the only thing left to do now is work out an easement to the land. I would recommend predicating your contract for sale on your ability to gain legal access to the land if not you will have a very hard if not impossible time securing financing for the closing and this could leave you open to a possible law suite for specific performance for not fulfilling your contract obligations. We are also for this article going to use the easement by necessity argument which is a very common issue in buying land for sale in Louisiana and other southern states where property has been acquired through heirship, meaning death of a parent with no will.

Let’s say Mr. Smith purchased his twenty acres of land for sale in Louisiana and an easement by necessity arises by implied grant when his part of the original commonly-owned tract of land is severed (sold) in such a way that either portion of the property has been rendered inaccessible except by passing over the other portion or by trespassing on the lands of another. An easement by necessity requires no written conveyance because it is a vested right for successive holders of the dominant tenement and remains binding on successive holders of the servient tenement. What exactly does this mean, if a tract of land started out being sixty acres and the original land owner sold twenty acres years before Mr. Smith purchased his tract and that twenty acres lies behind the forty away from the main road then that twenty acres Mr. Smith purchased is by legal definition not land locked and accessible by easement by necessity or a must have for the right of way or easement.

This does not mean smooth sailing by any stretch, the owner of the forty acres in front of Mr. Smith’s twenty acres can fence or gate off his twenty acres at any point and this will usually lead to court action so better to get that easement in writing prior to your land closing. Take all your legal argument with you and ask for a meeting with your soon to be neighbor and try to work out a written easement which just solidifies your legal right to the road or passageway to your land. If you can’t work out your easement with the neighbor get an experienced land attorney to file suite for you and do not waste your time on an attorney with no experience, ask how many cases he has filed and more important how many he has taken to court and won. An inexperienced attorney will cost you time and money and don’t think if he is bad enough that he can’t lose this sure win way, a bad attorney can kill this process I have used many legal arguments in my days of buying and selling land and easement by necessity is always the easiest to prove sometimes you will be challenged in court but that’s how you negotiate a cheep price and remember this may not become an issue for the original land owner until there is a new owner in town, you.

There is a lot of land for sale in Louisiana that is land locked and that is a perfect opportunity to save thousands of dollars buying your land. If you have the patience and fortitude to buy land locked property and work out the problems you could save as much as half of the purchase price of the land.
